Buying a Property with a tenant not paying

I am looking at a duplex and one of the units has a tenant who isn't paying.  The current owners aren't doing anything about it.  They are just letting him stay there.

Does anyone have experience with this situation and do they have any recommendations?

If the property makes sense numbers wise, write an offer contingent on seller getting rid of current tenant and being responsible for eviction costs. Or reduce your offer price significantly to account for the hassle of getting rid of the deadbeat yourself.
