Storage Unit at SFH

Has anyone had any long term experience with renting a SFH with a single storage unit as add on rental option? I was thinking a 10'x20' storage unit which i could rent to the tenants for ~$100 - $120/month. I could build this unit for about $3,000.

Thanks for your input.

@Eric L stone you're on to something! Here are some things to keep in mind:

1 - You may want to place structure on gravel so it's consider a temporary structure. This will help you dodge building permits, etc.

2 - If you can, consider placing storage so people who are NOT your residential tenants can rent storage from you. The lien laws for storage are much different than landlord-tenant. The optimal thing is to not mix them up.

Set yourself up to market and rent your $3K storage as a mini storage alternative. Check your local Craigslist to see what your competition is doing.
