We have had our first experience with a horrible tenant. They paid rent for one month and we have already had to serve them with a 3 day notice for non payment of rent for the second month. We are in Ohio, we had to give a 3 day notice to leave the premises. The tenant text us to say that she couldn't be out by the end of the 3 days but that she could be out 2 days later so we waited to actually file with the court in hopes of avoiding additional costs and just being done with her. So we check in to see if she's left when she said she could be out and of course she tells us she hasn't left. Two of the neighbors tell us they haven't seen her car in 2 days and one even apparently helped her move to a hotel. We reach out to her again to ask what was going on and she still claims she hasn't moved out. Does anyone have experience with the tenant not informing you they have moved? Do we have the right to go in and re-claim the property and change the locks or would you still just go through the court system? It seems ridiculous to me that she would actually want us to file with the court, but why wouldn't she admit to leaving? We believe she did move out and can't afford the hotel and is planning on going back to the apartment until she is served or worse until the hearing or even until she is actually placed out. What a nightmare.
