New York State Lease Agreement

Hello, I am pretty new to this website and I am currently trying to rent my home and came across a lease form on this website and then another website that has specific state lease agreements...Has anyone had experience with an official NYS official lease agreement...is it worth paying for, etc or have a lot of NYStaters had a lot of good results using the form on this website...?

Another question...do I need to get my house tested for Lead Based Paint...when I purchased the home there was a lead compliance form which stated that the seller did not have actual knowledge of any Lead Based paints...they sold it to me like this, why would we need to test for it when renting...?
