Rural Washington buy and hold

Does anyone out there have experience in investing in rural Eastern Washington state specifically in Moses Lake/Euphrata/Odessa? Looks as though quality houses can be found for under 50k but I have to wonder if vacancy rates are through the roof.

I was looking into buying a mobile home park over in that area, but I couldn't justify to myself "what makes people come live/move here". I would how long rental ads have been on Craigslist in the areas that are of comparable property type and write a few of them to see if they are still availability. If all getting booked then you know people are renting.
