Tracking landlord/tenant communication

What ways are you using to track communication with tenants ie. Complaints maintenance requests, late payments, reasoning for late payments etc. Im currently not tracking this the way I feel i should be most especially for use down the road to jog my memory or protect myself. definitely don't want to remember something incorrectly

I prefer emails. I can print them out and file them in order. They can come in handy in the event of an eviction or dispute.
