Obviously this can vary greatly based on geographic location, property class, and property type, but broadly speaking, if a tenant is vacating after 3-4 years, what's a decent estimate of make ready assuming you've got to paint and replace flooring?
My subject property is a unit in a duplex where tenant left after 4 years. B-class in North Dallas area, under 1300 sq ft 2bd/den/2ba, single level. My property management co submitted the bid and I'm trying to determine whether it is reasonable. Any information would be helpful!
What type of flooring...vinyl, laminate or hardwood? It may be easier to post the bid minus any company branding so we can identify possible issues. I would expect an itemized bid from any contractor.
