Average Make Ready Cost, Dallas Area?

Obviously this can vary greatly based on geographic location, property class, and property type, but broadly speaking, if a tenant is vacating after 3-4 years, what's a decent estimate of make ready assuming you've got to paint and replace flooring?

My subject property is a unit in a duplex where tenant left after 4 years.  B-class in North Dallas area, under 1300 sq ft 2bd/den/2ba, single level.  My property management co submitted the bid and I'm trying to determine whether it is reasonable.  Any information would be helpful!
