Funny Feeling about Possible Tenant

If someone meets all of your requirements to rent your property but something about them doesn't feel right how do you respond to their application?

They have the income, no felonies, no evictions, good personal references and the last landlord had nothing but high remarks.  However, he had a feel of desperation when I showed him the property that didn't seem rational.  I sent him the application prior to showing the property and he had everything filled out and application fee ready almost like he didn't need to see the property to apply.  He even talked about paying six months in advance.  Am I being paranoid?
