Renting a 2BR to a Parent with 2 children of different sex

We have a recently divorced applicant wanting to rent a 2bedroom apartment. He has 2 children boy age 9 and girl age 13. He does not have the children full time but he does weekends and other random weeks.

I was under the impression that when renting, children of the opposite sex could not share a bedroom. If that is the case do I rent to him? On what grounds do you approve or deny?

Is the children sharing a room of opposite sex only for section 8? I also know this applies for adoptive children.

Please help as I don't know what to do
