Renting my house while relocating

Hello fellow BPers. I will be renting my house out in the next couple months (Dec) as I will be moving back to Chicago for personal reasons. It is located in Oviedo, FL and was wondering what I can do to make sure that I get the maximum rent available and if it's worth getting a property manager or taking care of any possible  issues myself by being proactive and replacing the big ticket items now. Thanks for any and all input.

    Have you ever rented your home as a rental before? As a real estate broker, I work with many management companies and apartments. And to get the maximum rent you need to have your property fully cleaned and in showing condition (paint and varnish the hard wood floors).  

    I wouldn't always look for maximum rent. I would look for the highest rent possible for a great tenant! Especially if this is your home, a few extra dollars here and there will not make up for it if they destroy or trash your home or cause many inconveniences when you are out of state. 

    If this is your first time renting, I would actually price it slightly below market so you will have many people who are qualified and can choose the most qualified, the person who will respect your property the most, and give you the least amount of headaches.
