They are asking $175k for it. Based on what other tents are gong for in the area it seems like this could rent for about $1,600. 

Just based on numbers and not other things that clearly matter like schools, specific location of property etc, how would you rate this opportunity?

Seems like it may be a little thin from a cash-flow perspective. Also, a 1950's home may have significant CAPEX, repair, deferred maintenance, or obsolescense that would potentially drag down your return. On the flip side, due to various factors this could be a good long-term hold with opportunity for appreciation if the market and property are right.
