Showing Rentals as opposed to letting tenant look on their own.

I am looking for some feedback.  We have recently started unlocking our vacant units during the day and letting prospective tenants go in and take a look at their convenience rather than meeting them for to show them the unit.

Has anyone tried this and what have been your results?  I would very much appreciate any feedback.

I haven't tried it, but I would certainly be worried about theft in that case, plus you've got to go by to unlock it at the beginning of the day and lock it at the end of the day. You could consider using a lockbox, but it's not very personal. Leasing is part sales after all and being there to answer their questions and build rapport means something.

One thing we do to cut down on wasted travel is to confirm any appointment 30 minutes ahead of time. If they don't answer or call back in 15 minutes, we cancel the appointment. That way we don't drive out to the property just to be stood up (well, most of the time, that is).
