What is your average length of tenancy?

Turnover is a killer. What is your average turnover? There are definitely differences depending on the type of property (SFH, Duplex, Tri, Quad, 5+) and regional variances.

I check the market, if it is strong I give a 30 days notice after 11 months. One thing that has nothing to do with money and also supports my style is the relationship seems to go south after a tenant is in the property close to a year. There is a entitlement and attitude problem that emerges after they make 10 payments. I guess they assume rent should be optional after a period of time and not mandatory. So transplanting a new attitude always makes life easier.
