Tenant has shown interest to buy property

My tenant has shown interest in buying the home. I am a realtor ( Tenant knows it well, and I would declare it on contract, as per the code requirement) . 

Do I have to ask the Tenant to find a realtor for the transaction, or I can sell the house directly to them, without Buyer's representative realtor? 

On a similar note, I actively look for deals in the market. Can I make offer to homeowners directly (these are properties not in market or HAR or any other MLS) ?
