Landlords out there

So about pets - yes or no? (a dog in this case)

I have 3 tenants living in one side of a duplex. Generally good, responsible people. One is asking to bring his dog in. 

What is your experience in that matter?

case by case, interview the dog. What is the breed?  does he listen, does he bark a lot after initial meeting, snapping, hyper, running.  Does the tenant bring the dog on a leash? Who seems to be the boss?

Is the house suited to a dog. Do you have a fence, or enclosed area,  is there someone home or will the dog be locked up? for how long?

I don't judge by size, the nastiest dogs can be the little ones. I do not accept certain breeds and we don't accept them in multifamily but  in a single or duplex on a case by case basis.   Require rental liability insurance.
