First time owner occupant with long term tenant

Hello everyone. I am looking into buying my first duplex. I will most likely live in it for a few years then move out and rent the entire thing. one side is rented and the other is vacant. Here is my concern. There is a long term tenant that has been there for 41 years. Her rent is way below market. I would like some suggestions on how to get her somewhere near market. Any suggestions would be greatly appreciated.
