Oh lord another clammity by my pm. Tenant moved in. I was told they had no pets. now a week later they are asking the rules for getting a dog. Now I did say in the ad pets allowed for extra fee etc. But the signed lease I think does not have a pet rider. BC they don't have one yet. PM is saying my asking 300 security and 50$ a month is changing lease have to abide by their policy which is $450 security (refundable) and nothing extra per mth. I asked for copy of lease with the pet detail. I think tenants are changing terms of lease therefore as the owner I can say what the terms are. Is that true, any insight appreciated!

I now have very strict requirements on file with my management company as I've had too many pet problems through management that just didn't happen when I was self-managing and could deal directly with the tenant.  Now, if you want a pet, it's 1/2 month extra in security deposit, AKC Canine Good Citizen certificate required, vet records showing age (no puppies), breed (no restricted or mix of restricted breed) and current vaccinations, proof of legal city dog license, and renter's liability policy, minimum $100K with me listed as additional insured.  So far, it's worked well, and those who have rented with a pet under those terms are turning out to be long-term tenants, so we'll see how it plays out.
