Maybe the best "homework" may some self study and reading on the topic(s). 

Here is a short blog posts on some "Classics" of Landlord Literature that I did awhile back. It may be ideal for the general "Landlord Tips" you mention.

 And you may be able to find all these books in your local library (free) or for just a couple of bucks used (older editions would be fine for educational purposes)... Best of luck.
