Is it worth it?

Hi everyone, 

I am new to BP and Real Estate investing so bear with me. 

Is it worth it to invest in a washer & dryer in a rental property as a way to increase NOI? My thoughts are it makes the property more desirable and adds potential for higher rent. Neighborhoods are typically C type neighborhoods.
