Tenant got a pit bull
Can I be held liable if a tenant of mine has a pit bull that bites? What actions would you take if one of your tenants brought a dangerous dog breed home.

Renters policy with a $500,000 liability limit with State Farm, paid in full naming you as additional insured. Demand a Certificate of insurance noting that coverage is primary and includes a waiver of subrogation.
State Farm is the only carrier I know that doesn't have a breed exclusion or limitation.
