Software for tracking maintenance

I am looking for a software that will track maintance request and generate maintance tickets and track progress. Does anyone know what the best software for this is.  I would like for tenants to be able to submit online requests. Thanks

This feature comes standard with property management softwares (at least all of the one's I've seen). We use Rent Manager, which has a good maintenance module. But I've seen solid one's that are less expensive with Buildium, Apfolio and the like.
