We finally got a tenant for our single family home. We had vacant property insurance while we worked on it, but now we need a new policy. I need a crash course in insurance. Do you all carry a regular policy plus an umbrella? How much liability insurance do you all carry? Is liability insurance just for lawsuits?

What else should I be considering here? Thanks in advance to all who take the time to help my out. After talking to my agent I am more confused.
