Landlord Expense Formula?

I am a newbie to this forum and looking for my first rental in GA.  In order to use the 50% rule, it would help if I knew a rule of thumb formula to figure out my 50% expense ratio.  Can the community help by providing some line items to include in this formula that I could use?
