Tenant selection in college town

I am looking at a 9-plex in a very small college town. My question is how to select tenant without violating any discrimination rule? Can you only rent to student and not anyone else?

Also, how do you attract good students? Offer discount if they have high GPA? Being a on site property manager?

Discounts in our business are never necessary, advertise and they will come. Screen their guarantor as you would any applicant to insure you can collect.

Don't concern yourself with discrimination, simply insure your add is not discriminatory, select the best applicants based on your criteria and reject the rest without giving any reasons for rejecting.

When you advertise simply describe the unit and the location. Do not suggest who would make a good tenant. eg: ideal for students. Keep that screening criteria under your belt.

If you do not provide a reason for rejecting an applicant then you did not discriminate. No proof, no case. Don't worry it is how this business operates.
