Tenants gave 30 day notice , went over by one day , didnt show up for the walk trough, " I know why now" the place was filthy, toilets were , "well you can imagine". They painted a bedroom dark blue almost black ,broke a window. I spent about 20 hours cleaning and repainting to get it back the way it was when they rented it,

what is a fair hourly rate to charge legally ?

Some states don't allow the owner to charge a tenant's security deposit for the owner's labor in fixing up the tenant's damage.

If you're in a tenant-friendly socialist state better check the fine print.
