Loans! Help!

What are some loans that are great for first home buyers, fixer uppers, renting duplexes or anyone who can't put a lot of money down and doesn't have the best credit? Obviously it sounds bad, but we can afford a duplex if we have renters. The rent amount will cover the mortgage, bills and then some. Please help us if you can. My husband and I are eager. The loan officer we talked to said we couldn't get a loan because his work isn't full time and because my income isn't.. Well there. Because I'm a NEW realtor so obviously I don't have anything steady yet. This is SUCH a problem. We are newly married and we need a house to live in. So a duplex would be perfect for us! Any thoughts? Anyone go through something similar? Any advice would help!!

If you look at things like everyone else, you are not going to get a home. In your situation, you will not find a traditional loan. You are going to have to get a little creative.

If you are a new realtor, look for sellers who will do owner financing. That means no bank qualifying. You can do some marketing to people who might be motivated. Let people know that you can take over payments. Gosh there are many ways to get into a home without traditional financing.

"Getting divorced?? I can take over your payments"

"Behind on your mortgage?? I can take over your payments"

Put some ads out on facebook, craigslist and a bunch of other sites that I dont know. Stop going to the same type of banks or mortgage companies.
