New damages found after final walkthrough

Good evening everyone,

My tenants and I did the final walkthrough together and I just found out new things that I didn't notice during the walkthrough, is there a proper way I need to follow to let my tenants know about them, or it is ok to just let them know by email that I just found out such and such.  Do I have to attach pictures or is it not necessary until the itemization letter.  I'm still within 72hr time period.  Thank you guys again for your help.

If you have the unit available I would invite them back to see the damage and explain to them.

We do a 60 day, one week, and move out inspection. 60 day to find out how much work the turn will be, two week to let the renter know what they will need to do before the final. We keep the renter informed along the way so there are no surprises. We want them to have everything clean and in good repair so they get their full deposit back, slower turns cost more money, and unhappy people spread the word about places they live and how the mean property manager unfairly kept their deposit.
