Tenant Claims they Paid Rent

I've provided a drop box for tenants to pay rent in the laundry room of a 12-plex I own.  On the 5th of each month I empty the drop box and take the payments to the bank for deposit.


This month I received 11 of the 12 payments.  The tenant responsible for the missing rent payment claims they put the envelope in the drop box and that I must have lost their rent.  They have submitted a new check for rent on the 9th of the month and are claiming that I owe them $25 to cover their fee from the bank for cancelling the "lost" check.

Any feedback you have on this situation would be appreciated.

    Tell them you need a copy of the bank statement showing the stop payment fee.

    If they never wrote the check they couldn't stop payment on it.
