Finding Tenant for Owner Occupied 2 Unit

What strategies do you use for finding tenants for a multi that you owner occupy (house hack)?  

We are looking for a tenant now for our upstairs 1 bedroom apartment.  I've had good experiences so far placing tenants in my other units that I don't live in but this has been a little more ambiguous, which I anticipated getting into it.   I know this isn't a great time of the year for people looking to move.  

Some background, we have 2 children, under 6.

Take nice photo's get your ad up on Craigslist.. Don't talk about the fact you live downstairs,, shouldn't matter.. don't offer the info if they ask you can say it's me.. 

It's a duplex and they'll live on top so that's considered a bonus !!

Price according to comps in the area.
