New tenants managing properties from Interstate

Hi guys!

You must have probably come across this question in the past, but I was trying to find some kind of similar situation in this forum and could not find anything.

I am out of the state and have changed property managers 3 times in the last three years. I have had a number of issues with my properties managers in different topics, and in summary I am thinking of taking over and manage my own properties.

I have my handyman who will do all the repairs and maintenance side of my properties and as I am an accountant will do all the financial and payments with my tenants directly.

My concerns and this is the reason of my post is trying to deal with new tenants when someone move out. I do not know how to advertise this out of the state and have heard I could screen them online but not sure how to deal with signing the contract and all of that.

Are there any professional who can do just this part of the process for me? I think I could have my handyman showing the house to prospects or new tenants but just not sure if someone else have an idea of how to manage this situation.

Also by trying to cover all possible scenarios, my other concern would be how to deal with possible evictions (hoping I won't come across a situation like this).

Do you guys have any idea of how to deal with a situation like the one mentioned above for someone who is out of the state?

Thanks a lot for your input and experience. It'd be greatly appreciated.  :-)

I have had qualified applicants sign/scan/print/sign/scan leases but that is the least important part of screening. Yes you can do much of the screening on line but the most important part is the personal interviews. There is no way to actually interview any applicant unless you can do it in person.

Yes you will have evictions and you will need to either be there or hire a lawyer to do it depending on what your state landlord tenant codes require.

Can you manage a property from away, yes, but not well enough to protect your investment.
