Virtual Property Management Business

I am thinking about expanding my Real Estate Virtual Assistant business to include Property Management.

Move In / Move Out Cleaning. Repairing or replacing as needed.

Landlords would never have to deal with tenants at all hours of the night for a backed up tub / toilet.

Some of the services would include:

Hiring the right professional to get the job done ( not just the cheapest ).

Scheduling appointments for showing vacant properties.

Getting property ready to be moved into ( Cleaning, maintenance )

Regular Property Inspections ( making sure property is being kept up with )

Background / Credit Check ( Pre lease signing )

No more headache for the landlord. The tenant has a problem, they call our 800 number and we get the problem solved.

Of coarse if it is a major problem or emergency, we would not do anything before communicating with you, the property owner, first.

Any feedback or Ideas would be greatly appreciated.

Thank you

Hi @Keith Brown.  I would assess what the need is in your area for additional property management companies.  I would also do some surveying among investors in your community to gauge the interest and satisfaction with what they currently have available.  As you no doubt know, it is a job that must be done well with focus and with organized processes in place.   Property management is not for everyone, so I would dig deep to make sure it is a niche that is for you.  Significant volume needs to be done to turn a profit.  Other property managers can speak more to that.  @Claire Fenton is in the business. She may be able to chime in.
