In PA, what are the rules of kicking out a roommate

I have a friend who is having an issue with a roommate. In PA, what are the rules of kicking out a roommate of a house that is NOT a rental property. They never signed a lease. They have been told they need to leave and refuse. They have resided in the property for 2 years.
