Anyone renting in Anderson, Indiana?

Hello - I'm looking to diversify my business and branch out into some SFR rentals. Does anyone have any property in the Anderson, Indiana area? If so, do you find that you have high vacancy rates or long periods of vacancies before getting new tenants in? How accurate do you find Trulia's Heat Map for predicting rental rates?

    Well, I live here so yes I'm familiar with all those areas.  I wouldn't put my money in Muncie or Pendleton, frankly.  Kokomo could be ok if you're wanting the smaller sorts of deals.  When I wrote this original post I wasn't sure of my path in investing.  Since that time I've gained alot of clarity and I really enjoy flipping higher end houses - which you won't find much in any of those areas.  If I was to suggest an area that is on the fringe where most people aren't looking, yet there's some good potential for either A or B class flips or rentals, it would be Yorktown.  It's just outside of Muncie, and it has a much better school district yet the property values aren't astronomical (higher than Muncie though).
