Domestic Violence Laws - Colorado

If I have a tenant who is claiming domestic violence and wants to move out immediately, what are my rights as a landlord?

I realize that the safety of a human being trumps my mortgage payment/bottom line - but am I allowed to ask for a copy of a police report?

Do things change if they were not living together? 

She paid for March rent, am I obligated to return that?

Property is in Colorado, but is not mine. This came up in a conversation, and none of us were sure...

I've had 2 tenants in property I managed and yes, they can move.. Google it for your state laws, but basically what was required by my management company was copy of the protective order/ restraining order. If the offending party lived with them then that person had the option of taking the lease on by themselves and we signed the victim off the lease.. could be married couple or roommate situation it really doesn't matter. Usually sheriff was required to be at unit if offending party wanted in to get stuff if they had to have escort, and we had to change the locks at NO Charge,
