Renter pays but hasn't responded in months

Hello, so I had great communication with my tenant for a year or so... but it's now going on the second year and lease is about to expire. 

I've sent an email, dozens of texts in a 3 month period and mailed them a lease renewal with no response.

They still pay rent within the "grace period", but NEVER respond.. 

What should I do... I want to sell my house and have my realtor take pictures to put on the MLS so I can use the gains to buy a 4unit but I live 4 hours away...

I could serve them a 24 hour notice of entry but would have to send my spare key to my realtor... which is fine but I don't want my realtor just to barge in on their house without them getting back to me.

Make another copy of the key. Mail one to your realtor. 

Have your realtor post a notice for you of entry, what ever applies to your state,, 48  or 24 hours.  Post the notice on the entry door, and take a photo with your phone, also Knock and see it anyone is around.. and you could email it also. Leave a note that you entered once you go in so they know someone was in the property, take photo's and do the same process if you need to return. 

Ask for current updated contact information and considering you want to sell, just keep them on month to month.
