Questions regarding rental property

Hi! I am fairly new to this, but I recently showed a tentant one of our properties and he asked about paying all of his rent up from in one big lump sum. Does anyone have any thoughts on this? Good idea? Also, we just decided to accept dogs (under 15 lbs) any thoughts on this and what would be a good pet deposit fee? I've read different amounts just not sure which is appropriate. Thank you for your help!
