Need help, might have to sue tenant

Question: Property is in Tempe, Arizona. I have a tenant trying to give me a weeks notice to move out. We have a month to month agreement, plain as day saying a 30 days is required. If I get in the position to sue my tenant for breach of contract what information of the tenant would I need?

You keep the deposit for liquidated damages. Send her full balance to collections. They'll have to pay something some day.

I've had 1000s of tenants and several 100 broken leases. Never sued. Not worth it. I keep the deposit, send file to collections, and lease it back out.
