My first lease signing

Hi everyone. I finally have my first new tenant. Provided the background checks come out well, I'll be signing paperwork with them in a couple of days. Any advice?

If you read the entire lease to the tenant, they tend to grow bored and not listen after...the first 4 items.  Pick and choose carefully what you explain to them in person.  Whatever clauses you have the most trouble with or plan on strictly enforcing I would highlight those. 

Also, make sure each addendum you have can be signed by the tenant.  Keep copies with their signatures.
