Tenants demand move out inspection at a specific time in 4 days

Hi,

I'm in San Diego, and I hope someone can help me.  I have a duplex and things have been relatively quiet for the last three years with various renters.  I had to do serve my first eviction notice about 2 months ago.

I served my tenants with a 60 days eviction notice after they modified the electrical box without permission leaving exposed live wires.  (They needed a 220V outlet for their silk screening business which they were running out of the back yard.) I believe I could have served them with a 3 days eviction notice for creating a hazardous situation, but choose the 60 days notice because they have children who were in school until a week ago.

The notice did include a provision that they could arrange a move-out inspection.  

It's 4 days before they are moving out.  They want me to do the inspection at 9 AM since they are leaving town at 10 AM.  I have a business meeting in LA at 11AM, so I can not do 9 AM.  I also have another meeting at 8 AM in San Diego that I have told them I am willing to cancel if they can do the inspection at 7:30AM.  I told them that I need an answer immediately so I can reschedule my 8 AM.  They are not answering.  I no longer feel like reaching out to them since I can not cancel my 11 AM.

I feel that I am bending over backwards for them without any consideration in return.

I am of the opinion that I will just do the inspection on Saturday after they leave.

What do you think I should do?

Your mistake was in telling the tenant they could arrange the inspection. You should never allow a tenant any decision making authority regarding your responsibilities.

You should do the inspection on your time table. After they move out is probably best as moving often causes damage.
