Charging tenants for your time...

What is a good general cost policy for charging tenants for time for repairs made by yourself? I understand if it was a trade guy, just pass the bill onto the tenant.

I am doing repair work on a unit due to a tenants mistake (Replacing a garbage disposal). I would like to bill the tenant for my time and materials. What do you typically charge for your time per hour?
