Pitbull living in Commercial Property

I am about to open escrow on a commercial property (warehouse and offices located in southern California) in which the current tenant is keeping a pit bull dog.  I am inheriting the tenant lease with 3 years remaining.  The lease contract is silent as to dogs/pets living on the property.  I am fairly certain most insurers for such commercial property will not cover the property (or ask for a waiver) for this breed of dog.  Anyone have experience evicting a tenant for keeping such dog on a commercial property (even though the lease agreement makes no mention nor restricts dogs)?   The current owner has been turning a blind eye to this condition, but I am not willing to take the risk.  I would be ok with tenant getting rid of the dog, but need grounds.
