New investor looking for rental properties advise

I'm looking to move to Michigan within the next year. I'm interested in tapping into the rental market. What are best cities to buy a rental property.

I'm looking at Midland, Grand rapids, Ann arbor, Kalamazoo and Lansing.

I have 2 buying criteria

      1. Either a buy a single family for max $120000

      2. A buy a duplex or tri Plex max        $250000

Any suggestions

I can't speak about the other areas but Ann Arbor is not the place to find a SFH for $120K. Why not Ypsilanti?
