Have these multi-families already been BRRRR'd or Flipped?

Currently I am looking at multi-family properties (4 units and under) in the Orlando area, and I'm seeing a lot of properties being sold for a lot more than they were appraised for the previous year (currently looking on realtor, and zulia). Are these properties examples of other investors having done a BRRRR or Flip on them? Or did I just start looking at a bad time?

It's best to look at actual comps (sale prices ) versus county appraisals .
I haven't looked at the Orlando market for a while but I have heard prices have been going up there like in many other markets nationally .
It's definitely possible that investors are flipping properties for higher prices than last year .
