Fireplace lease addendum

I have purchased rented house with Fireplace. I have Caped off the gas line will prohibit tenants to use it.
What other legal stuff do i need to do with fireplace usage? Does anyone have a example of Lease Addendum that i need for this?
Do i have to have a sign (Do not use) on fireplace?

We have several Victorian buildings with old, non-operational coal fireplaces. Even though we always tell tenants, you would think it would be obvious that they were no longer operational ... but apparently not.
We have it written into our lease that the fireplaces are purely ornamental and should the tenant attempt to use the fireplace, it will be cause for eviction and they will be liable for any and all damages.
