PM suggested month to month...

My first duplex in Syracuse, NY is finally getting ready to be rented out.  

My PM said they have a couple with 2 kids...

The issue is, the wife has good credit (upwards of 700), but the husband has sub-600 score. The previous landlord did not want to see them leave, but spoke highly of them. The PM has actually seen their last place and it was very clean. 

PM still feels a bit odd that the husband has such bad credit so suggested month to month lease. 

Does this make sense?  It kind of did with me...am I being gullible?

@Tom Chen,

They likely suggested M2M in case they stop paying, it's a short and easy way for the landlord to get them out is to simply not renew the next month and keep the security deposit.      We prefer M2M because of the flexibility it gives us as a landlord/ 

What's their income/rent ratio?   How stable are their jobs?    When was their last missed payment?  How much debt are they paying each month?  Does their reason for moving make sense?  If you are nervous at all, you can request a higher security deposit.
