Pet friendly rentals

I am preparing to open a new construction duplex to the rental market and was wanting to make it pet friendly.  I was wondering what tips I can use to protect myself against the costs of any damages incurred and any ideas in bringing in extra income is appreciated. Thank you.

This is my dream. I would go with Allure floors and installed doggie doors to fenced back yards.  This size of the doggie door will enable you to limit the size of the pet.  I would also consider installing a dog run in the back yard, with lease language that mandates pets need to either be crated or in the run when the owner is not home, and full grown pets must be able to fit through the doggy door.  Have language that inspections will occur every  3 months and pet damages will be paid for as they occur, not taken out of the security deposit.
