Neighborhoods to avoid

I am new to real estate investing and was wondering what data landlords use to know which neighborhoods to avoid? Specifically, will I be able to find renters in some neighborhoods and in others will I be able to find renters with decent credit that I can trust to pay the rent?

Hopefully I am asking the right questions, I have been focusing most of my research on finding properties and haven’t been focused on the landlord side of things.

I'm not sure how to find an area where people are more likely to pay. Maybe a place with multiple good stable companies is a good start. Consider other factors also, like if the area is landlord friendly or tenant friendly, crimes, average income, etc. One thing I like to check is where the population is heading. I don't want to invest in an area where the population is declining.
