Hello all, I am looking into using Innago Software for managing my SFH has anyone ever used them? They are marketed as a solution for businesses with a smaller number of units. I tried appfollio but you needed at least 50 units. Any software suggedtions?

@Nikia Johnson by I have it and it seems ok. I called to try and find out was there any hidden cost. I left a message and a guy called me back later that day, it was Sunday. Really waiting for members in bigger pockets to bless it first.

Hi Pierre, no problems the staff there have been really helpful as demonstrated from one of the earlier post from the Sunday call. I have never had any issues with getting my payments once my tenants make their payments.

I've been using them for the past 8 months or so, and so far I'm extremely happy. Their support is spot on and the overall UI works quite well. I'm using it for a combination of multiplexes, commercial and single family- with a mix of self managed and using property managers. I can even integrate my RealtyMogul investments (not directly, just a workaround) so I can get a full view of all my real estate income.
MI just started having my self managed tenants just started paying via Innago and seem to be happy with it. Sure beats using Google Drive for keeping track.

@Tal Mashhadian How have you handled push back regarding the transaction fees for the tenants paying rent through Innago? It looks like a great platform but I wouldn’t want to pay the fee as a tenant so I’m unsure about using it.
32 Tenants no complaints. I do wish it had a setting to where I could pay the fee. 3 months in with innago and it has been working well.
I realize this thread is a few months old, so maybe this is a newer setting that Innago has recently added, but you can go to payment settings on their website and elect to cover the transaction fee for tenants.

I use Innago and I have received no push back from tenants regarding their transaction fees. I've recommended that they pay via ACH, since the flat fee is only $2 per transaction. It's honestly even much simpler for them rather than cutting me a check every month.

The first check/payment from each new tenant takes a few days. 5-7 sounds right. The following transactions from tenants process quickly. 1-2 days?
Overall I’m happy with the platform. I manage 4 doors with it and it works well for me. I use it to resign leases and I plan to use it for tenant screening going forward.
The UI is pretty good and support is great. They have been really responsive to me and they even got on the phone with a tenant who was struggling with a payment.
I do really want them to set up a maintenance calendar so I can track on going maintenance, but that’s a personal opinion. I would recommend.
Thanks for the info, 1-2 days clearance would be attractive and worth paying for.
I see people like signing and that is important. I would like to setup a few templates so I can re-use with changes in a few fields each time, and signing place setup in template.
Next important thing would be maintenance and associated communications. Hope it allows enough storage for pictures and short videos.

@Greg Soon Once your tenants are all set up (after their initial payment to you), it takes them one business day to process payments. So if my tenant pays me on a Monday, the money hits my bank account on Wednesday. For a free software, I find that to be pretty quick in terms of payment processing times.
