Should I serve a 7 day Pay or Quit?

Hello,

I have a SFH in Covington on a month2month rental, and because I need the property back - I served them a 30 day notice about 2 weeks ago. My work is transferring me back to the area, so I intend to live in the home again so I personally delivered the termination of agreement paperwork to begin the 30 day

The 30 days was served two weeks after their rental due date, so I sent them an invoice for the remaining rent balance that they would need to pay to take them throughout the 30 day cycle.

I am fully expecting to have to take them through the formal eviction process because they don't want to move (and they've been very vocal about that).  I have even offered a cash 4 keys incentive to help sweeten the deal and they told me to take a hike and they would see me in court.

My question is this:  According to the rental agreement, they will be late on their rent if it is not paid tomorrow.  So, should I start the 7 day pay or quit notice....or should I wait a few more weeks for their 30 day notice to expire and process them out that way?
