CT - Notice to Vacate

Good evening everyone,

I am considering not renewing my tenants lease. How many days notice do you give in CT? (I was thinking 60 days) I just want to make sure I am following any laws set forth. Also an example of a Notice to Vacate would be appreciated as well if someone has a good one on hand. Thank you in advance for your help I highly appreciate it.

Hi James, glad you saw value in my response. No, I don't issue a notice to vacate. Most of the time that is associated with eviction, and the last thing you want is a tenant that flips out at you for the wrong reason. 

How is your relationship with this tenant? If it's half decent/normal, I'd issue a simple letter. This is what I have used in the past: 

Dear XXX,

This letter is to inform you that we will not be renewing your lease. Your current lease ends on XXX . You must vacate the apartment and return your keys no later than this date.

We will be in touch with you as the date approaches to schedule a final walk through once the majority of your items have been removed. You will be held financially responsible for any damage above typical wear and tear, as written in your lease agreement.

I also recommend providing a list of items and their associated costs if you have to do them vs the tenant doing them. Explain that these costs will come out of the SD if they have one. I.e. Cleaning the fridge: $20 per hour. Sweeping floors: $40. Etc. etc.
